Avoiding Holdover Penalties and Dilapidation Claims

Stay one day past your lease expiration, or leave the space unrestored, and holdover rent starts.

Holdover clauses commonly run at 150 to 200 percent of your base rate, which turns a scheduling slip into a material cost very quickly.

Do I really need to remove the cabling in the ceiling?

Yes. The National Electrical Code (NEC) requires the removal of abandoned communications cable to reduce fire load. Most commercial leases explicitly require this.

Can you sell our old furniture for us?

Where the assets hold resale value, yes. Premium task chairs, height-adjustable desks, and similar items can be brokered to offset the cost of the decommissioning itself. Anything without resale value we route to local non-profits, schools, and shelters rather than to a skip.

Do you patch the holes in the walls?

What happens to the trash?
