Which Condition Does Your Lease Actually Require?
Leaving an office isn't as simple as turning off the lights. Commercial leases have strict restoration clauses.
- Broom-swept
- All personal property and debris removed, floors swept.
- Warm lit shell
- HVAC and lighting operational, but interior partitions may remain in place.
- White box
- All tenant improvements removed. Cubicles, internal walls, flooring, leaving only the structural shell.
We review your lease agreement to determine the exact scope of work, so you don't overspend on unnecessary demolition or under-deliver and face fines.
The wrong reading of a restoration clause costs money in both directions.
Avoiding Holdover Penalties and Dilapidation Claims
Stay one day past your lease expiration, or leave the space unrestored, and holdover rent starts.
Holdover clauses commonly run at 150 to 200 percent of your base rate, which turns a scheduling slip into a material cost very quickly.
We work backward from your lease end date rather than forward from when the job is booked. The decommissioning plan is built to hand the keys back with time in hand, not on the last afternoon.
The Lease Surrender Checklist
Six steps, in the order they have to happen. A walkthrough fails on the one that got skipped.
- Furniture removal
- Disassemble and remove all cubicles, desks, and chairs.
- Low-voltage cabling removal
- Pull all abandoned ethernet from the ceiling plenum. This is the step tenants most often miss.
- Wall repair
- Remove whiteboards, screens, and artwork, then patch anchor holes and sand smooth.
- Signage removal
- Exterior building signage and interior branding, including vinyl logos on glass.
- IT closet clear-out
- Server racks and ladder racking removed, wall penetrations patched.
- Final janitorial clean
- Vacuum carpets, wipe down window sills, clean restrooms.
Cabling, Patching, and the Things Landlords Check
Low-voltage cabling removal and NEC compliance
Many tenants forget that the National Electrical Code requires the removal of abandoned low-voltage cabling. Leaving miles of old ethernet in the ceiling is a fire load issue and a code violation.
Our teams cut the zip ties, pull the cable back to the MDF and IDF closets, and recycle the copper, leaving a code-compliant ceiling. For the equipment those closets held, see IT disconnect and reconnect.
Drywall patching and paint touch-ups
Removing wall-mounted screens, shelving, and artwork leaves holes, and we don't just leave them for the walkthrough to find.
Our crews apply spackle, sand the patches flush, and can spot paint where you have the matching paint code, so the walls look intact rather than repaired.
Furniture Liquidation and Charitable Donation
Not everything is trash.
Monetizing surplus assets
If you have high-value assets such as premium task chairs or height-adjustable desks, we can broker a sale to help offset your decommissioning costs.
Donation and documentation
For older furniture with no resale value, we coordinate charitable donations, working with local non-profits, schools, and shelters to repurpose your goods rather than landfill them.
We provide a detailed inventory and a certificate of donation for your finance team's records. How that is treated for tax purposes is a question for your accountant, and larger non-cash donations have their own IRS documentation requirements.
Two of these things reduce the bill. The third is just what happens to the rest.
Warehouse Facility Make-Good
Decommissioning a warehouse is more complex than decommissioning an office.
Floor anchor removal and concrete epoxy repair
Warehouses are full of holes from pallet racking anchors. We grind these steel bolts flush with the floor or core-drill them out completely, then fill the divots with industrial-grade concrete epoxy matched to the slab colour.
This is where deposits are lost. Landlords charge steep rates to repair floor damage themselves. For the racking itself, see racking installation.
Striping and signage removal
We remove painted safety lines, aisle markers, and hanging signs. Using industrial floor scrubbers or shot-blasting equipment, we erase the ghost lines of your old layout, leaving a clean slate for the next tenant.

Frequently Asked Questions About Decommissioning
Something not covered? Call 888-678-6151 and we'll read the clause with you.
Do I really need to remove the cabling in the ceiling?
Yes. The National Electrical Code (NEC) requires the removal of abandoned communications cable to reduce fire load. Most commercial leases explicitly require this.
Can you sell our old furniture for us?
Where the assets hold resale value, yes. Premium task chairs, height-adjustable desks, and similar items can be brokered to offset the cost of the decommissioning itself. Anything without resale value we route to local non-profits, schools, and shelters rather than to a skip.
Do you patch the holes in the walls?
Yes. Removing wall-mounted screens, shelving, and artwork leaves anchor holes, and we do not leave them for the landlord to find. Our crews spackle, sand the patches flush, and can spot paint where you have the matching paint code.
What happens to the trash?
As little as possible becomes trash. Assets with resale value are brokered, usable furniture is donated to local organisations with an inventory issued, and copper from the cabling pull is recycled. What remains after that is disposed of responsibly rather than being left in the space for the landlord to charge you for.
