Los Angeles County has some of the strictest fire codes in the nation.
Fire department requirements
Installing a mezzanine changes the building area, which can affect your allowable fire flow. We handle the application process with the fire authority, submitting the high-pile storage plans to ensure the mezzanine does not obstruct smoke vents or exceed travel distance limits for emergency exits.
Sprinkler density and commodity classification
The most common point of failure in permitting is the fire sprinkler system. When you build a mezzanine, the roof sprinklers can no longer reach the floor below.
We work with fire protection engineers to calculate the required sprinkler density in gallons per minute per square foot, based on your commodity classification. The design then includes the necessary drop-down heads or in-rack sprinklers to meet Fire Marshal requirements.
The permit fails on sprinkler density more often than on steel. That is where the work goes first.
Seismic Engineering for Multi-Level Platforms
In Simi Valley and Los Angeles, lateral stability is not optional.

- X bracing between columns. Cheaper, but the bracing blocks access between those columns for the life of the platform.
- Moment frames
- Heavy-duty welded connections that resist rotation. No cross-bracing needed, so the space beneath stays fully open for forklift traffic.
Footing analysis and slab penetration
A mezzanine column creates a concentrated point load on your floor, often exceeding 20,000 lbs. Standard six-inch warehouse slabs may crack under that weight, so our engineers perform a footing analysis before anything is erected.
Where required, we saw-cut the slab, excavate, and pour reinforced concrete spread footings to support the new columns, so the structure never settles or sinks.
Mezzanine Safety and OSHA Compliance
Putting employees twelve feet in the air creates significant liability. Safety is not an accessory; it is engineered into the structure.
- Egress staircases
- OSHA-compliant tread depth and riser height, not a ladder bolted to a column.
- Handrails
- Continuous top rail with an intermediate rail beneath, so a fall cannot pass through the gap.
- 4-inch kickplates
- Toeboards along the entire perimeter. A wrench, scanner, or box cannot be kicked off the edge onto someone working below.
- Pivot safety gates
- Also called guillotine gates. When the gate is open to the forklift the barrier shields the employee; when the employee reaches the load the barrier shields the drop-off.
There is never an open ledge. That is the whole point of the design.
Integrated Fire Suppression and Lighting
Building a mezzanine creates a dark cave underneath, and a sprinkler shadow with it.
Under-deck sprinkler head installation
A solid deck, whether plywood, B-deck, or concrete, blocks water from the ceiling sprinklers. We coordinate the installation of an under-deck sprinkler grid, extending the existing mains to run piping underneath the new platform so the ground floor remains protected.
For open bar grating decks, the existing overhead system can often serve both levels, provided the open-area percentage meets code.
LED lighting for the lower level
We integrate lighting into the build rather than treating it as a later problem, installing high-efficiency LED strip fixtures or troffers attached to the underside of the mezzanine steel.
Ground-level picking aisles stay in the 30 to 50 foot-candle range, which is what a forklift operator needs to work safely.

Do I need a permit to build a mezzanine in my warehouse?
Yes. In Los Angeles County and most municipalities, any structure over 5 feet 9 inches requires a building permit. If it exceeds 12 feet or specific area limits, it also requires a High-Pile Storage permit. We handle this entire process.
How much weight can a mezzanine hold?
It depends which system you build. Structural steel platforms carry the highest point loading, typically 125 PSF and above, with column spacing of 20 feet or more so forklifts can work underneath. Roll-formed C-channel systems are rated lower and suit archival storage or light assembly. The capacity is set at design stage against what you actually intend to store, so tell us the commodity before we specify.
